Finance, Real Estate Concentration, B.B.A.

The Real Estate Concentration is in the Bachelor of Business Administration degree program in Finance and is offered through the Jones College of Business at MTSU.

It has been said that the game of football is an exercise in acquiring real estate. Teams face each other and push their way into the opponent's territory, increasing their real estate holdings while shrinking their adversary's home turf. Football is big business and so is real estate. It is estimated that nearly two-thirds of the fixed, tangible wealth in the United States is represented by real estate holdings.

Employment in real estate and the construction industry typically accounts for five to seven percent of the total U.S. labor force. New real estate construction makes up about ten percent of our nation's annual gross national product. As an industry, real estate transactions score billions of dollars every year.

In addition to meeting the Jennings A. Jones College of Business requirements, a major in Finance with a Real Estate concentration consists of 27 semester hours of finance and requires a minimum 2.00 GPA. At least 50 percent of the required major hours must be taken in residence at MTSU.

Frequently Asked Questions

What types of roles does this program prepare students for?

The Real Estate concentration prepares students for a wide range of careers across the real estate industry, including residential and commercial brokerage, property management, mortgage lending, appraisal and valuation, real estate investment analysis, land development, corporate real estate, asset management, real estate consulting, title/insurance, and real estate research. Because real estate is connected to finance, law, markets, construction, and community development, students can pursue roles in private companies, financial institutions, government agencies, development firms, brokerage companies, and entrepreneurial ventures.

How do finance and real estate overlap?

Real estate is one of the largest asset classes in the economy, and most real estate decisions are also financial decisions. Buyers, investors, developers, lenders, and property owners must evaluate cash flows, financing options, mortgage markets, risk, valuation, taxes, investment returns, and market conditions. The Real Estate concentration within Finance helps students understand real property not only as land and buildings, but also as an investment, a source of collateral, a business asset, and a major part of household and institutional wealth.

Do you need a degree to be a real estate agent?

No. In Tennessee, a college degree is not required to become licensed as a real estate affiliate broker. However, individuals must complete the required pre-licensing education, pass the licensing exam, and meet the other requirements established by the Tennessee Real Estate Commission. A degree in Finance with a Real Estate concentration can still be very valuable because it gives students a broader understanding of valuation, finance, investment analysis, contracts, markets, and professional practice. That background can be especially helpful for students interested in commercial real estate, development, mortgage banking, appraisal, property management, investment, or eventually owning and managing their own real estate business.

What is the real estate market like in Middle Tennessee?

Middle Tennessee is one of the most active and dynamic real estate markets in the Southeast. The region benefits from population growth, job creation, corporate investment, and the continued expansion of the Nashville metropolitan area. At the same time, the market has become more complex as affordability, interest rates, construction costs, infrastructure, and housing supply all affect buyers, sellers, renters, investors, and developers. This makes Middle Tennessee an excellent living laboratory for students who want to study real estate markets, housing, development, finance, and investment decision-making.

What experience can I gain before graduating that will help prepare me for employment?

Students can prepare for real estate careers by pursuing internships, part-time work, job shadowing, networking events, student organizations, guest speaker events, case competitions, applied class projects, and professional licensing preparation. Students are encouraged to meet professionals in different parts of the industry, including brokerage, lending, appraisal, property management, development, and investment. Even before graduation, students can begin building a professional network, learning market terminology, strengthening Excel and financial analysis skills, and gaining exposure to real-world real estate transactions.
